Here’s the problem as I see it!
Why would you hire someone to do exactly the same thing you’re doing for the same outcome. Wouldn’t it make more sense to find a marketing strategy that’s different, so you’re not running with the pack. I would want to know if there was a better way to stand out. When I determining your Real Estate Home Value I use 4 tools. I start with the Market Intelligence Report and Market Price Report for your review. The next step we need to check what homes sold for in the Multiple Listing Service and factor in the Market Analysis using the Price Driven Approach. Lastly we look at a comprehensive real estate market data and analytics through RPR (Realtor Property Resource). This report relies on the data from homes sold in your neighborhood and surrounding area. Next, we look at the Value Driven Approach and Appraisal Rules. Appraiser will change the formula on pricing based on condition and improvements. Keep in mind, most Real Estate Agents don’t use this approach. I’ve been to seminars as agents didn’t know there was a condition rating system or a 2nd underwriting system to verify the information is true. Most agent will just use the Multiple Listing Service to check prices, that’s it. All the homes to them are alike and there is nothing special about your’s….really? Keep in mind, pricing is an important piece to the puzzle. The most import piece is doing right Marketing and Advertising on several different platforms, so you don’t leave money on the table.

Are you Thinking About moving?…
The internet is playing a significant role in the real estate transaction. When you use the public platform to search for homes in most cases the information is not correct. When you are looking for that perfect home, it is frustrating when you find homes you wish to view and they sold 2 years ago, now off the market, under contract – pending, or worst yet they are available and not showing up in your search. To solve this huge problem, I took the Multiple Listing Service data, designed custom advance search options, custom coded map and search widgets throughout the website. If you have specifics you are looking for and don’t see them, contact me and I will design a map for that. Remember, I can customize any advance search fields for you, all you need is ask what fields are missing. You can now search better than a Realtor; all the information pulls from the Multiple Listing Service in real-time and you can set up an account to send an email as soon as that new listing is in the Multiple Listing Service that meets your criteria. You can also search for homes that have been on the market for on 0 days, there is a field for that. Also, if you would like to “Unlock Hidden Treasures”, these are homes that are not now on market and Sellers may still want to sell. I have a couple of thousand in my database. Now that you found that perfect home…
The next phase would be Negotiate Price and Terms. Then Inspection, and negotiate any issue that come up along the way. Okay, now we get the Lender involved and order the appraisal. What if something goes wrong along the way? My natural problem-solving skills kick in. If there is an issue with an appraisal, I will have a pretty good idea before we even right the offer. This also would be discussed with the Seller in advance, and if it was lower than your offer we would already have a plan in place. If a Seller was not interested in lower the price to Appraised Value we would have that discussion and a plan before we even moved forward with the inspection. If there was an issue with the inspection, I recommend a certified inspector that takes pictures of the problem and incorporates it in the report. It’s a hard for a Seller to dispute a fact; picture next to it a problem and a solution. You can also decide based on the inspection not to move forward with the purchase. I don’t want you to spend money on a house you can’t Close on. Every problem I recommend reviewing logically and base decisions moving forward on facts.
