I’ve heard several complaints from Home Owners frustrated after their home “Didn’t Sell” . “Truth” – All the Real Estate training is to SELL YOU not how to sell your property for top dollar. If you go to YouTube and search “How to Sell Real Estate”, you will find training video’s from Coaching Programs on how Real Estate Agents can get you to “Sign the Contract” and list with them. What words to say (scripts), or a bait and switch idea’s are tact-tics they use to get you to “List with Me” …scary isn’t it! You will hear over and over from the real estate coaches make 200 phone calls a day. It’s a numbers game, and every no get’s you closer to a yes. Yes, I know there are lots of mega agents that make a lot of money this way. I could spend 4 hours on the phone calling homeowners after their contract expired because it did sell. I could call For Sale By Owners, and give them a proven sale pitch or script how I can sell their home for more money. I decided to take myself and my business down another path. To me you’re not a number,and I don’t play games, especially when it comes to money. That’s why I took 6 months off and started building platforms that sets you apart from your competition and will protect your interest if your thinking of selling. Once you are happy with the storyboard the fun begins. The campaign for ads are designs on Google, Facebook, Craig’s Lists. It’s amazing what Facebook and Google knows about our purchasing habits. They’ve designed specific Algorithms and target people and their buying habits, even if someone is looking to buy a new home. Facebook provides the data and I select whom I’m going to market directly to. As a Facebook Developer, I receive a different level of target criteria than the average Realtor can choose from. I don’t just post your property on the Multiple Listing Service and pray a buyer shows up or wait and see if the public platforms get it right. With Google, I have developer status and my Website has jumped through every credential platform to insure Google and users that my website is safe. Therefor, increases my ranking and allows me better access to direct market to a target audience. I am marketing you property to them directly, it’s personal. I’m not waiting or hoping they find it on their own.

This is not just a website. This is a customized Marketing and Advertising platform. For example, this page your reading now, isn’t posted on the website just for your review. This page is shared all over the internet and social platforms. See the little houses to the right, any visitor can share any Page, School District info, Search Map, Blog or Video on several platforms including email. They can do that with your property as well. Buyers and Sellers can share with their friends and family and the separation gets smaller and smaller. I aggressively attract interested parties to each other, think of me as a matchmaker for real estate. This is an interactive real estate social platform, not just a website like most brokers. This Website is a distribution channel for marketing and advertising through the internet and Social Media Platforms. With the increase in streaming like Netflix, Hulu TV or Sling, this is the future commercial platform. Phase 2, we will be adding video, Vlogging, and creating commercials for our Listings (properties that we have for sale). It is also designed for buyers new to the area and marketed not only Nationally but Internationally as well. Keep in mind, this is just another distribution channels that can market directly to buyers and keep them focused on what you have to offer. They say there is only “6 Degrees of Separation”. In 2008 Microsoft ran their data through a mathematical formula to test their reach. The findings, the chain length was 6.6 hops translated to later to degrees. In 2016, Facebook reported their chain length was 3.5 degrees of separation. Thus in 2008, the Algorithm was born and Apple, Microsoft, Amazon, Google and Facebook have bridge that distribution gap. You now have several distribution platforms to market directly, and focus on those who are looking for exactly what you’re selling. Therefore, I decided to research, design, build a Marketing and Advertising platforms that wasn’t like anything else on the market. I need that control to decrease my chain length of separation so you can reap the rewards. This is the future.

How can I prove this works? We track everything, if you know what you’re doing you can code it into your product. The custom link design tracks and knows all and so will you. For example, your Custom Property Website is given a special coded link. When I send out Custom Emails, Property Blast, printed material, Open House, Facebook or Google Ads… each one of those marketing pieces link to your information is give a special coded to track. As soon as the link opens, I can start to gather audience intelligence and measure performances. I can measure campaign performance and collect insights and optimization of our marketing efforts to better fit the needs of the audience, the consumer that is looking to buy. The internet is playing a significant role in the real estate transaction. When you use the public platform to search for homes in most cases the information is incorrect. When you are looking for that perfect home, it is frustrating when you find homes you wish to view and they sold 2 years ago, now off the market, pending contract, or worst yet you missed homes available for sale and not showing up in your search. To solve this huge problem, I took the Multiple Listing Service data, designed custom advance search options, custom coded map and search widgets throughout the website. If you have specifics you are looking for and don’t see them, contact me and I will design a map for that. Remember, I can customize any advance search fields for you, all you need to do is a request. You can now search better than a Realtor; all the information pulls from the Multiple Listing Service in real-time and you can set up an account to send email alerts as soon as that new property comes on the market that meets your criteria. You can also search for homes that have been on the market for on 1 days, there is a field for that. Also, if you would like to “Unlock Hidden Treasures”, these are homes that are not currently on market and Sellers may still want to sell. I have a couple of thousand in my database.
