Most realtors don’t understand Technology from the inside out. How to market, what advertising works and more importantly what doesn’t. They don’t have a system they can track, or tell stories to sell their product. Most agents have a website to showcases houses and who they are. Most Realtors can’t use their website as a marketing and advertising distribution platform for their clients. After speaking to so many homeowners after their home didn’t sell they are frustrated with process of selling their home. The lack of marketing by their Realtor, and communication what was being done to get it sold. After long discussion I realized I have to find a solution. We need to make a change based on our strengths and duplicate what we know that works.
So Where Do We Begin
This was the start of the journey to solve the problem what can be done to insure my clients have the BEST marketing, advertising, set them apart from the competition. It’s been an ever-evolving process over the last 2 years. So, I started with the most successful companies like Apple and reversed engineered what sets them apart. I realized rather quickly in order to be different I needed to change my Business Platform. We are a technology company, Web, Facebook and Google Developers that sells Real Estate at the highest level. I also quickly realized, I couldn’t find a program that would do all this for me that I could purchase. They market themselves as the Next Big Thing and it’s the same crap. They all had major limits on me and my clients.

When Gary Keller made the announcement 2 years ago with a vision, he came to the same conclusion I did. It hasn’t been built yet. So, Keller Williams Realty set aside a 5-Billion-dollar budget to start the process of building. I knew he was building a better contact management system with a some add on for designing emails and such. So, I decided to build from scratch the Website | Marketing platform that will take my clients to the next level. All the testing has been done and excellent success stories from my client we are ready to roll it out this year. This site was the 1st launched platform in Web Development, designed and Produced, by me (Pam Sawyer) for many reasons. For Buyers looking for a new home, the internet is going to play a more key role moving forward in selling Real Estate. The frustrations start for buyers, when they use the national public search engines, the information is to broad and not specific to their needs. The data is not up to date, or what’s worse …. based on the sites Algorithm the buyers may not see it at all. The other issue can be what they post as value, all based on again Algorithms. I designed, developed and coded the entire platform so you have not restrictions on selling your home on the internet.

Technology impacting the Web
There has been a lot of changes regarding data collection and tracking. If you’re are a developer and own your platform the rules are not as strict about gathering data. I’ve had to work on my credentials and pledges, create policy on how I am using this data so I’m not black listed. We also built Globally through out the website tracking code for both Social Media and Google. The Production and Presentation
We need to start with, ALL agents are NOT the same and there are some good one out there. I recommend you read what they write, get to know how they think. Are they innovators or sales people? Spending the last several months thinking about this, I have met and spoken to so many Sellers frustrated with the entire selling process, and mostly Realtors. Spending the time jotting down each one of their complaints or concerns. After spending hours on the phone or in person I started to see a pattern After months research I came to the conclusion, it’s not built yet. I’ve read so many books I think I have put Jeff Bezos , CEO Amazon first-born through his first two years of college…at Harvard no less.
There is so many…The way we market and advertise has changed drastically due the Internet and Social Media. Realtor’s still market and advertise the old way. Put it in the MLS, let the internet pick it up and pray someone buys it. They have not taken the time to improve their skills then determine what platform or technology they need to produce the outcome. I have read the best by the best in Marketing, Advertising, and Product Storytelling, Dan Kennedy by far is my favorite and the BEST! Daily, I keep researching, learning, designing and developing a better way of doing business. Ok, so now you developed your Storytelling and market skills what’s next?
Setting up the Presentation
Think of your house as and Apple product and you are Steve Jobs. Steve Jobs would NEVER stand up on stage without bringing in professionals. The masters of their craft, programmers, video production, lighting, and sound. He would even control the temperature in the room depending how he wanted the audience to feel throughout the production, I mean the presentation. He would develop his storyboard, he wasn’t so hung up what to say, more so on what he wanted his audience to feel. Their visual was the most important part of his presentation. He wasn’t selling a thing, he was selling a lifestyle. Yes, you could touch it and use it and that wasn’t good enough… you had to feel it. He would rehearse on stage for hours on end over for many weeks before a launch.
Why is the Launch so important?
In the movie “Steve Jobs”, the part that resonated with me before launched the “Mac, it had to say “HELLO” and it didn’t. They wanted him to fake it, & he didn’t care about the cost….on opening day it will say “HELLO” ! As leader and innovator, good wasn’t good enough. It must “Be Great” & do what no other product could do. He didn’t care about closing the deal to convince you buy. Steve wanted to open strong & get them at “HELLO”. He was building a culture shift not hardware shift. The rest is now history of course. He was every bit the innovator on so many levels, a true master to study when marketing a product. The launch is the most import part of your production…You MUST get it right!
Marketing Like Steve Jobs
Now think about putting your home on the market. Start with your storyboard, this is the critical point of your presentation. How should it look, what do you want to say, how do you want to make the buyer, your audience FEEL and make sure it’s clear. You must use visuals to support your point. Professional Pictures, Staging, Virtual Tour and any other tools that will make your property say “HELLO”. I don’t understand how agents can come over, sign the paperwork, put a sign in the yard and it’s in the Multiple Listing Service the next morning. Where are the stage hands, production masters, storyboard, product storytellers?
Who’s working on the production?
Sorry, to say…NO ONE! You end up in the multiple listing service and the internet looking like every other house and waiting for a buyer to show up. Understand, buyers start the buying process logically, they are thinking about location, mortgage and features. When do they actual buy? When the home fells right and they have an emotional attachment. 1st they have to have an emotional attachment online. Their 2nd showing is when they schedule and appointment to confirm their feelings. It makes them feel that their home. It’s important to keep your audience focused and be the Master of your story. We are saying “Hello”, so they need to feel the emotion. This is how we protect your interest to insure we are doing the marketing to get you Top Dollar.
So How Do You Start?
Find a Realtor that has a team to help the job done professionally and the production level. First you Stage your home. Maybe your home needs some help staging, or you need professional help from a stagger. they see things we won’t. They help set the visual story board. Next professional interior pictures, and drone shots of the exterior. Once the pictures are back, it takes a few days to prepare the virtual tour, and personal property website. It takes time to get the visual story right.
Next step the story.
I always prepare the story after I spend several hours going through each picture and getting a feel for the house. Your perspective changes when you spend time with each shot. You see and feel things you don’t notice when you walk through the home the 1st or 2nd time. I’m looking at the house the way the buyer will online and determining what feeling I want them to have. As a Seller selling your home, you can take certain views, or features for granted. With all the homes on the market when you purchased, why this one?
I do have a questionnaire
I ask that you to take the time and fill out what you find special about the feeling of your home. and it does take some time and thought. Sometimes you forget why you bought this house in the 1st place and the questionnaire will help with that. What emotions did you have? Remember, we are getting our audience to form a personal attachment and keeping them focused on your product, your house, and not someone else’s. It’s my opinion, be meticulous about the preparation, and scripting is everything. If you want to sell for Top Dollar, select the right production company that sells Real Estate.
Example of Excellent Marketing with Feeling
Remember the Chrysler Super Bowl add from 2011. The story, the emotions felt watching “Imported from Detroit”. The day after the Super Bowl, Chrysler was back on the map, not based on the product…it was story and the emotion those buyers felt. Watch this video and this all started with the story board….
Staging increases Value
At some point we have all watched either TV or Facebook video on staging from HGTV or DYI. At least, you should conduct a thorough cleaning, haul out clutter, make sure the home is well-lit and fix any major aesthetic issues.
Don’t confuse staging with decorating
There is a difference between the two. The reality is the moment you commit to putting your home up for sale, you need to commit to transforming your home into a place that potential buyers can easily picture as their home, and not a guest in yours. Every home has its own personality and we need to highlight the interesting features which will increase value. If you are supplying a move-in ready home, buyers are likely to pay more for that. It’s another way to have your property stand out over the competition. Why do builders always direct you to the model 1st? They what you to feel the home emotionally, before you start walking through different properties selecting your favorite floor plan.
What is home staging?
If we want to improve our looks, we can either see a surgeon or where better make-up. Just like makeup, it’s an on-the-surface solution. Staging can help your place look its best during the sales period without the cost or expensive renovation. Think of staging as an emotional connection that will appeal to buyers so your property stands out in their minds when it’s time to make an offer. Is home staging worth it?
I Googled that same question and there are several article on the subject. The National Association of Realtor’s haven’t updated their Stats since 2017 & I included the stats anyways. I also found a national site that has been keeping stats on a Home Staging Resource Site. I found this article from US News you may find interesting….
Professional Pictures Tell a Story
How many times to you go online and see cars parked in the front yard? Or you can tell the pictures where taken with a phone. The color is off and more importantly the depth from floor to ceiling is off and the room feels small. It just not taking pictures, it is taking pictures that tell a story. It is building emotion for the buyer to take the next step.
Important Tips in Picture Taking
1st you need a professional camera and I use the Cannon Rebel. I also find the type of lens is important. You just can’t use a wide-angle lens. You want the room to look large and you need to pick up volume from floor to ceiling. I use the Extra Wide professional lens so I have a better story. Either way, for my clients selling a property…what the buyer sees online is the 1st showing, when they schedule an appointment is the 2nd showing. Remember, when buyers buys “Logic makes them think and Emotion makes them act. “ More showing = BIGGER profits. “ So you need better pictures.
Virtual tours / Standard or 3D
Lights! Camera! Action! Virtual tours allow me to tell a better story. It also helps separate the buyers that are just looking for fun vs. those that are buying. Virtual tours give you the greatest amount of exposure instantly! We can get a head of your competitors and reach more buyers, and more importantly target your prospective audience. Unlike pictures, you can only send one at a time. We share Property tours on many levels and platforms. We can share it as a standalone URL to the Multiple Listing Service, Zillow & Realtor dot Com’s. Every piece of marketing material either has a Widget embedded or a URL link.
Can’ Stress this enough
For us, the buyer reviews the production and they get a great feeling about the house and schedule an appointment. The appointment is their 2nd showing. They are validating their feelings. Do you see the pattern? You guessed it, we need is to connect to the buyers emotionally at “HELLO”, able to buy NOW and pay top dollar! Not the tire kickers that have been online looking and trying to decide if they want to move.
Will set your exterior pictures apart from your competition. If you are scrolling through 30 pictures of homes that meet your criteria, what is going to make you stop and take a look? The 1st photo they see that peaks your interest. Shouldn’t that photo be the BEST and DIFFERENT than every other home on the market? Hiring a professional to take the shots is not cheap and that’s why most agent don’t use them….they don’t spend money marketing your home. They are a “Post and Pray Realtor” praying that someone comes along to buy.

Direct Marketing to Other Real Estate Agents
Blast your Property | “ Truth” Realtors don’t spend hours looking in the Multiple Listing Service for properties. The go into the Multiple Listing Service and set-up an automatic email to their perspective buyer based on the criteria of their new home. Do you know how many time husband and wife can’t agree on a home, and both are looking for something different. As time goes by, their criteria changes and they get closer together what they need in a new home. They don’t always communicate those changes to their Realtor. Unfortunately, properties that are for sale get missed.
Our True Story:
When I listed the home Van Pamel it had been on the market for about a month. We were getting great showings, minimum of one a day. Constantly reviewing the best ways to market, I realized I need to market to the agents directly, and the old fashion way of Broker Opens just don’t work like they used to. Technology has taken over step 1 of the home search, even for Realtor’s. I selected over 5,000 agents and marketed to all Southeast Michigan and E-Flyer with a Non-Branded virtual tour so the agent could share the property and take credit without my information showing up. An agent from Northville received the E-Blast and contact his client, his Cousin.
The agent sent the information over to his client in Shelby Twp. and his Cousin agreed, it would be perfect if it looked as nice as the virtual tour and pictures. Needless to say, the home was perfect, and they purchased their new home. They couldn’t figure out how they could have missed it. They had saved searches on Zillow and Realtor.Com and they didn’t know it was there.
You can’t assume the information the agents are sending buyers from the Multiple Listing Service or the public sites are meeting the buyer’s needs…. you have to include direct market to your audience, and this includes other agents. Their wish list or taste change along the way and the original criteria no longer works for them. It is a must for us to direct market to everyone and create another property SOLD!
Superior Communication & Reporting
Well now that we built this amazing Marketing and Advertising Platform our next step was what information would I clients find useful and how do we communicate it. Well, we decided you need ALL the information. This task wasn’t going to be a simple because most of what we do is customized to you and we are using developer stats with the Social Media and the Internet, so they don’t give us reports o pass to you. So, we built it.
You will receive the standard reports we generate from the Public Platforms like Zillow|Trulia and Realtor.Com. We also use a Blast service for the internet called ListHub and receive a report weekly form them as well. The Multiple Listing Service doesn’t provide a report regarding buyers that reviewed your home from and email from their agent. So we provide you’re the information manually in a report. They do provide a report from Collaboration system once a week so you can see the status of buyers reviewing your property. For details…
